How much income verification should I provide?
At least 3 most recent months is sufficient for most cases
I am employed
Salaried full-time or part-time employment. You receive paystubs from your employer and use W2 for your taxes
Provide any of the following (do not need to provide all):
- 3 most recent consecutive paystubs
- 2 months of recent bank statements
- Most recent tax return (W2 or IRS transcript)
You may also include:
- Any additional account statements for savings or investment accounts (optional)
- Employment verification letter - on a business letterhead (optional)
I am self-employed
Applies to contractors, business owners, gig economy workers and anyone receiving 1099 income
Provide any of the following (do not need to provide all):
- 3 most recent consecutive paystubs
- 6 months of recent bank statements
- Most recent tax return (1099 or IRS transcript)
Alternatively you can provide both of the following:
- 6 months of recent bank statements - business account
- Proof of sole proprietorship or CPA letter
I have an offer letter
Future w2 or 1099 employment
- Signed offer letter from your employer
- Any recent paystubs if applicable
I am a retiree
Income from savings and retirement
Provide any of the following:
- 3 months of recent bank statements
- Most recent tax return (1040, W2 or 1099, 1099(R))
- IRA or 401(k) statement
- Statements fro savings and investment accounts
If you receive Social Security benefits you must provide both:
- 3 months of recent bank statements
- Social security letter
I have other income
Other non-employment income such as benefits, child support payments, alimony, etc
- 3 months of recent bank statements
In addition to bank statements you must include:
- Benefits letter
- Social security letter
- Alimony or other court-ordered payments letter
If I recently quit a job do I need to list it?
If you quit your job less than a month ago and can verify paystubs, it's best to include it. If you ave a new job please add it as additional income source and provide offer letter details
How do I verify my income?
- Payroll - benefits can be verified this way
- Bank - benefits, payments, savings, interest, etc
- Documents - other income types, please see this list for specific documents required
- Guranator/co-signer: if you are applying as a group, please add your spouse or other group member
Do I need a guarantor?
If you are a student you must provide a guarantor/co-signer
If you're applying as a group and you have no income, you can list your other group member (e.g. your spouse) as a guarantor
What if I get paid in cash?
Fill out your income information, and use Bank - to verify the source. That way you will be able to state you get paid in cash. We will match all recurring cash deposits of the amount that matches what you input.
Can I add more than one income source?
It's best to add all the income sources you have. You can add as many jobs as you would like. After you're done adding your first income source, you will be asked "if you'd like to add another income source", select yes, if you have more than one.
You will need to verify every income source separately
I added my current income source, but I am being asked to provide more history?
Some property managers require 12/24/36 months of income history. If your history is not sufficient, you will be asked to add more past employment information. You do not need to verify past employment/income.
What if I had employment gap?
Employment/income gaps are not a problem, your earliest dates of income will cover your history.
For example, if your were employed "March 2021-March 2022" and "June 2017 - April 2020" your history is starting in June 2017.
